As part of our growing industry, Property Management is a career profession now. The employment of such can either be directly under the supervision of a real estate property owner, or for a property management company that is appointed by an owner or legal entity to check after the real estate over a specific duration of time. Similar to the role of management in any business, a property management company;s tasks is the responsibility of managing the numerous features that goes along with owning a real estate.

The duties of a property management company is to pose appropriate gross rent, accommodating rent, responding to and addressing maintenance issues, advertising vacancies for landlords, and doing credit and confirming background checks on renters. And the most important role of theirs is being a liaison between the occupants and the landlord. In addition to lease commissions, landlords are being charged a percentage of the gross rent collected each month by the property management companies as an exchange for the services they provide.

The property manager's function as a supervisor to repair and maintenance is a large part. Managing income and expense related activity are the jobs of a property manager and in addition to that he can also manage construction, development, repair and maintenance on a property. A relationship should be developed by property managers and the Management Company. Relationship based on mutual trust and complete confidence in one another should be evident between property owners and tenants. Property manager's alliance with his tenants will benefit landlord and provide the necessary buffer that services their desire to gain and distance themselves from their tenant area. With this kind of profession, there are a lot of aspects which includes participating in and/or initiating litigation with tenants, contractors and insurance agencies. It is considered at times an entirely separate function, set aside for trained attorneys, for litigation alone. There may or may not be an attorney working under a property manager, but a person or persons will still be responsible for this job description.

Most common legal subjects for Landlord/Tenant law are evictions, non-payment, harassment, reduction of pre-arranged services, and public nuisance and they are having watched with special attention. Most attention are given by property managers with these acts so therefore, the property manager should be well aware of the current laws and practice in one locality, city, and state. Top-notch managers are the ones who can only achieved the best property management. One must know and stay updated on local ordinances and state laws to be in this field of work. He should be exceedingly honest and ethical in implementing property rules and rental policies; he should be detail oriented and organized wit paper works, have good communication and computer skills; likes to work with the public and have as strong sense of duty and commitment and be an exceptional follow-up person.

The process applied to maximize returns by effective administration of property is called property management. This is one of the major assets of most organizations. It also includes the disciplines executed on property rules and rental policies.
